Set on a substantial 1,022m² freehold site in Hillcrest, the property offered a combination of land, location and underlying potential that made it particularly suited to a property trading strategy.
Working alongside our client, the focus was on assessing the opportunity from both an acquisition and resale perspective — understanding what the property could become, what the market would respond to and, importantly, where the numbers needed to be to make the project stack up.
After identifying the opportunity, Josh represented the client at auction and successfully secured the property for $977,000.
The acquisition was the first part of the strategy. The next was to unlock the property's potential, transform the presentation and position the finished product for the market.
After being held by the same family for many years, 35 McDowell Crescent came to market at a point when declining health meant the property needed to be sold. While the home had strong underlying fundamentals, it required significant work to bring it into line with what today's buyers would expect.

The opportunity was to look beyond the existing layout and make better use of every part of the property.
Working closely with our client, the under-utilised space downstairs was consented and transformed into a fourth bedroom with ensuite, a dedicated media room and a practical mudroom. The existing laundry was relocated a few metres to the rear of the garage, creating a more functional overall layout without compromising the home’s existing spaces.
Inside and out, the property was carefully renovated, with attention given to both the major elements and the finer details. Josh identified an opportunity to repurpose an upstairs hallway cupboard, allowing the toilet to be relocated into the space and creating additional room within the main bathroom.
The work extended beyond the house. The pool was resurfaced, the grounds were rejuvenated and the existing cobbles were lifted and relaid, bringing the outdoor areas back to life and completing the transformation.
Every part of the property was considered — from the floor plan and functionality through to the landscaping, pool and exterior finishes. The result was a comprehensively renovated home that made better use of its footprint and presented as a cohesive, modern family property.
STRATEGY
The objective was to understand what the market would respond to, identify the improvements that would have the greatest impact, and create a finished product with broad buyer appeal. From presentation through to marketing and buyer engagement, every element of the campaign was considered with the end result in mind.
The property was brought to market with a targeted campaign that generated more than 13,000 online views, 57 buyer inspections and four registered bidders.
Strong buyer activity resulted in a brought-forward auction, following a $1,500,000 pre-auction offer. The property ultimately sold for $1,600,000 — $250,000 above CV — 15 days after being launched to market.
The result demonstrated the importance of strategic positioning, strong market engagement and disciplined negotiation — taking a property from acquisition through to a carefully considered resale strategy.
